EBM Group: Projects on Sale and Planned New Builds

EBM Group offers new builds in Prague, Kladno, Doksy and Beroun. The catalogue lists prices for Rezidence Mečíkova (from CZK 8.79 million) and Rezidence Engerth (from CZK 9.24 million). For the other projects on sale we do not yet state a price, so it needs to be obtained from the developer.

Who is EBM Group

EBM Group was founded in 1998 as a company providing design services to external clients. It later expanded into development, construction and real estate services. The group remains family-owned. For a buyer it is useful that the company has its own design and construction capacity, but that says nothing in itself about the quality of a particular flat. It is therefore best to assess each project separately, based on the project documentation, the contract and the construction terms.

Projects on sale in Prague

The catalogue lists three projects on sale in Prague.

• Rezidence Pod Okrouhlíkem – the project is on sale. We do not yet have more detailed information on layouts, price or completion date in the catalogue.
• Krčská zahrada – located in Prague 4, offering 3+kk and 4+kk layouts. The stated completion is 2025. No price is given in the catalogue.
• Rezidence Mečíkova – located in Prague 10, with completion planned for 2028. The offer includes 1+kk and 4+kk layouts, with prices starting from CZK 8.79 million.

Of the group's Prague projects, Rezidence Mečíkova is the last to be completed. Buyers here should expect a longer wait for handover of the flat, but also that payments are usually spread over several stages. The actual payment schedule always comes from the agreement to enter into a future contract or the reservation agreement, not from the catalogue.

Projects on sale outside Prague

Outside the capital, the group sells in Kladno, Doksy and Beroun.

• Rezidence Engerth – located in Kladno, with completion stated as 2026. The offer includes 1+kk and 4+kk layouts, with prices starting from CZK 9.24 million.
• Valmont – located in Staré Splavy in Doksy, with completion planned for 2029. Flats are available in 2+kk and 3+kk layouts. No price is given in the catalogue.
• Villa Resort Beroun – the project in Beroun is on sale. We do not yet have information on layouts, price or completion in the catalogue.

Valmont differs from the other projects in its location: Staré Splavy is by Máchovo jezero, so it is a different kind of location from the urban projects in Prague or Kladno. When choosing, it is worth considering whether you want the flat for permanent living or for recreation, because transport links and local amenities differ accordingly.

What to focus on before buying

• Price and price range. The "from" price applies to the cheapest unit on offer. The price of a specific flat depends on the layout, the floor and any extras, such as a cellar storage unit or a parking space.
• Completion date. Compare it with the wording of the contract, including penalties for delay.
• Project status. For buildings not yet completed, find out whether a building permit has been issued and how construction is progressing.
• Location. Consider the commute to work, public transport, schools and shops. Prague 4, Prague 10, Kladno and Doksy differ markedly in this respect.
